USDA offers 100% financing and is available throughout the United States. In addition to location, there are family income requirements for this program. This type of loan does require a USDA guarantee fee (can be financed in) and monthly mortgage insurance. Currently these premiums are lower than what FHA offers, so it is typically a better option if someone qualifies for this program.
